Description DevCo US Construction is hiring for a Full-Time Construction Project Manager - Renovations to join our collaborative team in Bellevue, WA! Responsible for overseeing Renovation projects for DevCo US Construction. The Project Manager will utilize fundamental Construction Management best practices to complete projects including construction terminology, law and statutes for each state, health and safety laws, blueprint reading, and work with the Development Manager, taking a project from conception, planning, design, budgeting, construction through project completion. Pay Details: $100,000 to $130,000 in annual salary performance bonus target of 10% Schedule: Monday-Friday 8am-5pm (Schedule flexibility as agreed upon with hiring manager) About the Company DevCo Residential is a family of companies including DevCo US Construction, DevCo Preservation and HNN Communities. Essential Duties and Responsibilities: Manage assigned renovation projects through all phases of project delivery, from initial planning and design coordination through construction, turnover, warranty, and final closeout. Work with the project team to develop and maintain project scope, schedule, and budget using approved processes and software. Review each assigned project and develop Requests for Proposals through completed contract documents for each project. Support the Development Manager by assisting with property condition assessments, interviewing and hiring professional services for each assigned project. Support and manage allocated project funds for each assigned project. Maintain good stewardship of these funds. Support assigned Development Manager for any renovation needs. Coordinate phased construction activities, turnover planning, punch list completion, warranty follow-up, and final closeout documentation. Manage unforeseen conditions common to renovation work, including concealed conditions, occupied work environments, utility interruptions, and coordination constraints with active residents or property operations. Document and report status of scope, schedule and budget changes throughout construction using established software (Procore). Develop and maintain a list of qualified Architects, Engineers and Construction Contractors Travel to DevCo project sites and perform on-site inspections and project related meetings as needed. Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance. Attend training classes as scheduled and assigned. Additional duties as assigned by supervisor. Knowledge, Skills and Abilities: Familiarity with all aspects of construction management, including construction terminology, law and statutes for each state, health and safety laws, blueprint reading, and taking a project from conception, planning, budgeting, through completion. Familiarity with Low Income Housing Tax Credits and philosophy, including a basic understanding of useful life expectations and value of interior and exterior components. Must be a team player and understand the importance that each position contributes to the department. Strong understanding of renovation project challenges, including existing conditions, phased work, occupied spaces, and disruption mitigation. Ability to provide exceptional customer service to internal and external customers. Ability to work productively in a fast paced, multi-tasked, and changing environment. Ability to work collaboratively across departments and maintain a solutions-oriented approach. Computer proficiency to include email (Outlook), spreadsheets (Excel), documents (Word), scheduling software (MS Project), PowerPoint, SharePoint, Procore, Bluebeam, BuildingConnected, and other programs as needed. Manage the design, construction, and engineering efforts both remotely and without familiarity of the property/project. Excellent communication skills are required at all times. Scope/Financial Responsibility: The Project Manager is responsible for the construction budget. Our goal is to complete all of the assigned projects in the allocated budget period and within the identified schedule and budget. Travel Requirements: Each Project Manager is responsible to travel to their assigned projects as needed to oversee budget and scope development, to manage the construction projects, and to provide quality control for these projects. Traveling between the Bellevue office and renovation project site will be required. Ability to work inside and outside in various weather conditions. Qualifications Qualifications: 4-year degree in a construction related field or commensurate field experience. 5-7 years work experience in construction project management with proven ability to use multiple types of software to efficiently manage projects. 1-5 years work experience in multi-family renovation or rehabilitation projects recommended. Experience with occupied renovation projects preferred. Must be able to speak, read and write English in a manner sufficient to carry out duties. Successful completion of background check and drug screen required. Must be legally qualified to work in the U.S. meeting I-9 guidelines. Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to sit, see, talk and hear, stand, walk, use hands and fingers and reach with hands and arms. Work Environment: Flexibility to travel to different locations as needed. Valid driver’s license and insurance. Ability to work inside and outside in various weather conditions.
